These terms govern anyone who uses the ADU Builders Bangor website to read about accessory dwelling units or to send an estimate request. An ADU we build is governed by the contract we sign for it, which these terms never override.

The ADU figures here are budgeting averages rather than quotes, and a free estimate request obliges nobody. Under Maine law, home construction over $3,000 must be put in a written contract with both signatures and a down payment no bigger than a third, and permits stay each town's decision.

Effective November 1, 2026. Last updated November 1, 2026.

Using this website means you accept the terms on this page. Any ADU we build for you runs under a separate contract that we both sign, and nothing here changes it.

Who Runs This Site

ADU Builders Bangor builds accessory dwelling units from an office in Bangor, Maine, for Bangor and the towns within 15 miles of it. In these terms, "we", "us" and "our" mean ADU Builders Bangor, and "you" means anyone using the site.

Who May Use the Site

The site is for adults 18 and older, and by using it you tell us you are one.

Using the Site Properly

This site exists so you can read about ADUs and tell us about your lot and the unit you have in mind. Please send accurate details and contact information that belongs to you, and do not try to break into, overload or otherwise interfere with the site.

The Prices on Our Pages

Every ADU figure on our pages is an average drawn from many quotes, printed so you can check a budget. Treat each one as a planning number, never as a bid or an offer for your lot.

What your unit costs depends on what the visit finds: a detached or an attached unit, a full kitchen or a kitchenette, a new well or septic system or a tie-in, then the size and the foundation. In-law apartments carry no figure on this site; we price one only after seeing the house it would join.

Estimate Requests

Asking for an estimate is free and commits neither of us to anything. An estimate becomes an agreement only when we both sign a contract.

We can decline a request that falls outside our 22 towns or outside the work we do.

We do not take on roofing, siding or window replacement, nor decks or kitchen and bath remodels inside the main house. Ordinary additions with no separate unit, tiny homes on wheels and manufactured homes are outside our work as well.

Contracts and Deposits Under Maine Law

Under 10 MRSA ยง1487, a home construction job worth more than $3,000 in materials or labor needs a written contract bearing both your signature and ours. Both parties get a copy of the signed contract before any work, and the opening payment can be at most one third of the contract total.

What your ADU includes, what it is built from, what it costs and when payments fall due are all set in that contract, never on this website. A change to the price happens only through a written change order, which is also how anything found mid-job, such as ledge in a footing trench, gets added.

The same statute has the Attorney General's consumer protection information on home construction attached to the contract as an addendum, so you have it in hand before work starts.

No Warranty From This Website

No page of this website warrants or guarantees anything. Warranty terms for an ADU live in its signed contract and in the published warranties of the products built into it.

Names We Mention

Our pages name towns, state agencies and other organizations only to cite what they publish. None of them is affiliated with us, and none of them has endorsed our work.

Licensing in Maine

Maine does not issue licenses to general contractors, so the state offers no such credential for us to hold or for you to look up. What Maine gives a homeowner in its place, once a job passes $3,000, is the two-signature contract described above.

Permits, Town Rules and Local Review

Maine's ADU law sets a floor that binds every town: it must allow at least one ADU on a lot with a single-family home, in any zone that allows housing. Size, setbacks, septic and the permits a town requires stay with each town, and some parts of the state law, such as the end of local rules requiring the owner to live on the lot, reach towns only on July 1, 2027.

Some neighborhoods add a review of their own. In Hampden's Upper Corner Historic District, construction and renovation must be found appropriate by the town's Historic Preservation Commission before a building permit is issued.

Lots close to a river, a stream or a pond may fall inside a shoreland zone, where Maine's shoreland zoning rules apply alongside the town's. We prepare and file the permits a town calls for; granting them is up to the town, and no page here promises that it will.

State law also keeps an ADU from being certified for occupancy until the owner shows the town, in writing, that its water and wastewater are adequate. That step belongs to the town's process, and its timing is the town's.

Dates and Schedules

Maine's required contract carries two estimates: when work should begin and when it should be substantially finished. The statute lets either date shift for reasons beyond the contractor's control, and it names an unready job site and unavailable building materials as examples.

On an ADU, a site evaluator's schedule, a town's review, a wet spring or frozen ground can move the dates as well. No page on this website sets a date for your project to begin or end.

General Information, Not Advice

Our pages on ADU law, town rules, septic systems, fire separation, foundations and prices are general information. They are not legal or engineering advice, and no web page can stand in for a visit to your lot and your house.

A code question about a particular property goes to that town's code enforcement officer, whose answer is the one that counts.

Text Message Terms

This section applies after you agree to receive our texts through a form on this site.

  • Topics: the estimate you asked for and, once you are a customer, how your ADU is coming along.
  • Costs and frequency: your carrier's message and data rates may apply; how often we text depends on the job.
  • Opting out: reply STOP to end our texts (one confirming reply follows) or HELP for assistance.

Carriers are not liable for delayed or undelivered messages. Agreeing to texts is never a condition of buying from us; you can hire us without it.

How we store your number and your consent is covered in our Privacy Policy.

Our Content

Limits on Our Liability

As far as Maine law permits, ADU Builders Bangor bears no liability for consequential, incidental or indirect losses tied to using this site or acting on its general information. Work we perform under a signed contract is governed by that contract, not by this limit.
